Height alone does not answer the corrosion question

It is tempting to assume that a penthouse is automatically more exposed to salt because it is higher. Coastal research does not support such a simple rule. Salt deposition can change with elevation, wind, surf, building shielding and local turbulence.

A sea-facing apartment with an open window may receive more salt-laden air than a higher but sheltered room. A recessed balcony may accumulate deposits differently from an exposed façade.

Check the actual apartment

For a luxury Umhlanga apartment or penthouse, the material brief should record the ocean orientation, openable windows, balcony exposure, ventilation, sheltered surfaces, product locations and cleaning access.

The bathroom’s internal fittings may be protected from direct spray while still exposed to humid coastal air. The correct specification depends on that actual condition.

Do not turn a location into a guarantee

A building name is useful context, not a substitute for inspecting the room. Coastal material decisions should be made from exposure, product documentation, finish limitations and the owner’s maintenance routine.
