Coastal does not mean every room has the same exposure
Sibaya properties can experience humid coastal air without having the same direct salt-spray exposure as a beachfront balcony. Orientation, elevation, shielding, open windows and ventilation all change the material brief.
That distinction prevents two common mistakes: underspecifying a highly exposed fitting or overspecifying every product without considering the actual room.
Build a product-by-product schedule
For each exposed item, record the base material, finish, cleaning instructions, warranty limits and service route. This can include mixers, shower hardware, drains, towel rails, mirror frames, cabinet hardware and concealed fasteners.
Cabinetry also needs attention. Moisture-resistant board is not waterproof, and ventilation protects timber finishes and edges even when the vanity never sees direct sea spray.
Make the maintenance realistic
A material that requires frequent gentle wiping may be suitable for one household and frustrating for another. The final handover should explain what to clean, what to avoid and how to spot a small problem before it becomes a replacement.
Coastal specification is strongest when it is based on observed exposure rather than a generic label.
