A luxury coastal home still needs a practical material brief

Consider the direction of sea-facing openings, sheltered versus rain-washed surfaces, ventilation, cleaning frequency and how easily each fitting can be replaced.
Premium does not mean maintenance-free
Natural stone, coloured brassware, timber, large mirrors and frameless glass can all create a refined result. Each also has a product-specific cleaning and service requirement. Salt, minerals, soap and unsuitable chemicals can damage a finish that looked perfect in the showroom.
The handover should record the products, finishes, care instructions and spare-parts information. This is particularly useful in properties that are occupied intermittently.
The best result is measured over time
A coastal bathroom should still be usable, cleanable and serviceable long after the completion photographs. Material selection, ventilation and handover care are part of the luxury specification.
