KwaZulu-Natal has one of the most active short-term rental markets in South Africa. Ballito, Umhlanga, Durban North and the wider North Coast attract coastal holiday guests year-round, and the growth of platforms like Airbnb has made short-term letting a viable income stream for property owners across the region. Long-term rental demand in Durban’s residential suburbs is equally strong.

In both markets, the bathroom is the room that generates the most guest complaints, the most negative reviews, and the most maintenance calls. It is also the room where a targeted renovation produces one of the highest measurable returns.

What rental bathrooms fail on

The most common complaints from rental and Airbnb guests about bathrooms are not about luxury — they are about maintenance and cleanliness. Mouldy grout. Leaking showers. Dripping taps. Tiles with hairline cracks. Extractor fans that rattle or do not work. Shower screens with permanent calcium build-up that cannot be cleaned.

These are not cosmetic problems. They are the result of original installation quality, waterproofing specification, and material choices that were not adequate for sustained rental use.

A rental bathroom that has been properly specified and waterproofed from the outset requires significantly less maintenance, generates fewer complaints, and photographs better for listing platforms than one that was built cheaply and patched repeatedly.

Specifying for rental: the key differences

Grout. Cement grout in a rental bathroom used by multiple guests weekly will stain and harbour mould regardless of how well the property is cleaned. Epoxy grout is non-porous, does not stain, resists mould, and can be wiped clean. The higher installation cost is recovered quickly in reduced cleaning time and extended grout life. For a rental property, epoxy grout is not a luxury — it is a maintenance decision.

Tiles. Large-format porcelain tiles with minimal grout joints are easier to clean and photograph better than small tiles with extensive grout. Fully vitrified porcelain with a matte or satin finish hides water marks between cleans better than a polished surface and performs better in a coastal environment.

Shower screen. A frameless or semi-frameless glass screen is significantly easier to clean than a framed screen with aluminium channels that accumulate soap residue. A guest who cannot get the shower screen clean in a short stay will mention it in a review. Specify easy-clean glass coating if the budget allows.

Waterproofing. A rental bathroom that develops a leak causes damage to the unit below, results in an insurance claim, and may require the property to be taken off the rental market during repair. Proper waterproofing — full floor coverage, walls to 200mm above tile height, fully cured before tiling — costs a fraction of the damage a single leak event causes.

Fixtures. Mixer taps are easier for guests to operate than separate hot and cold taps. Ceramic disc cartridges last significantly longer than rubber washers and do not develop drips under hard use. These are not visible choices to a guest — but they determine how many maintenance calls a property generates in its first three years.

What Airbnb guests evaluate differently from long-term tenants

Short-term rental guests evaluate a bathroom primarily through photography and first impression. The listing images need to show a clean, well-lit, contemporary room. The first-use experience needs to confirm that impression.

This means that aesthetics matter more in a short-term rental than in a long-term rental — not because guests are more demanding, but because they have chosen the property partly on the basis of the photographs, and a bathroom that does not match those photographs generates a specific kind of disappointment.

The features that photograph well and perform well in daily use are the same: large-format tiles, clean lines, frameless glass, good mirror lighting, and no visible caulk discolouration or grout haze.

Return on investment

In the North Coast short-term rental market, a well-renovated bathroom typically supports a higher nightly rate, a better review score, and a longer booking window. The financial return depends on the property’s base rate and occupancy, but a bathroom renovation in a rental property recovers its cost more quickly than the same renovation in an owner-occupied home — because the improvement is income-generating, not just quality-of-life improving.

For long-term rentals, a renovated bathroom allows for a higher market rent and reduces the likelihood of vacancy between tenants, who increasingly compare available properties by photograph before requesting viewings.
